A robust predesign process will accomplish these objectives:

  • Establish a system of reasoning for the project design. This involves identifying and arranging the key design parameters (eg overall vision, want/need, size, purpose, style, environmental conditions, context, code restrictions, schedule, project costs [see below]). Doing this sets a firm foundation for subsequent decisions, planning, and design.

  • Determine project feasibility. The client’s design wants & needs integrated into the building program, diagrams, and project charter are evaluated alongside the project budget and the cost estimate. If these can be brought into alignment, then the project is a “go” for the next phase, Concept Design.

Consider the effort and planning involved before an insulated slab-on-grade foundation with in-floor radiant heat can be poured! Foundations typically cost 8-15% of the final construction costs and can take months to complete, but the importance of a solid foundation would be difficult to overstate.
